After Death Clearances

Who Cleans Up After Someone Dies at Home? Police, Council or Specialist?

4 min readBy Simon D Campbell

After a death at home, who cleans up? What the police, coroner and funeral director do — and do not do — and when a specialist after-death clean is needed. Wolverhampton & Shropshire.

The short answer

The police, coroner and funeral director do not clean the property after a death at home. Once the authorities have released the property, cleaning becomes the responsibility of the family, executor or landlord. Where the death was unattended or there is contamination, a specialist after-death cleaning company should be used.

Who does what

  • Police and coroner — attend where needed and release the property when their work is finished. They do not clean or clear it.
  • Funeral director — cares for the person who has died. They do not clean or clear the home.
  • Family, executor or landlord — responsible for the property once it is released.
  • Specialist cleaners — decontaminate, remove affected items and provide documentation.

When a specialist is needed

If someone passed away and was not found for some time, bodily fluids can soak into mattresses, carpets, underlay and floorboards. This is a biological hazard. We use PPE, hospital-grade decontamination, a Sanondaf fogger and electrostatic spray, and affected items are quarantined, transported and incinerated. Read what happens first after an unattended death.

We can attend as soon as the property has been released by the police, coroner or relevant authorities, in unmarked vehicles. Families do not need to enter — we can set aside documents and keepsakes where it is safe to do so.

Frequently asked questions

Do the police clean up after a death at home?

No. The police and coroner release the property but do not clean or clear it. That becomes the responsibility of the family, executor or landlord.

Do funeral directors clean the house?

No. Funeral directors care for the person who has died but do not clean or clear the property.

Can the family stay away during the clean?

Yes. We can work without the family present and set aside important documents and keepsakes where it is safe to do so.

Supporting the wider family

Arranging a specialist clean is often one task among many during an already difficult week, alongside registering the death, contacting the funeral director and informing banks and utility providers. We try to make our part of this as simple as possible: one phone call or WhatsApp message, a written quotation, and a team that can attend without the family needing to be present or make further decisions on site.

Insurance and neighbours

It is worth telling the home insurer as soon as the property is known to be unoccupied, since standard cover often changes once a property stands empty. Where a death has affected neighbouring flats or shared areas, such as odour travelling through a communal stairwell, we can also attend to those areas once access is agreed, so the wider building is dealt with and not just the affected property.

What to do while you wait for the property to be released

If the death is being investigated by the coroner, the property may remain sealed for a period before anyone is allowed back in. There is nothing to be done inside the property during this time. It is a good opportunity, however, to notify the home insurer, confirm who holds the keys, and think about whether you want to be present when cleaning begins or would prefer to leave it to a specialist team entirely.

What a specialist clean actually involves

Where contamination has occurred, the affected area is treated as a biological hazard rather than an ordinary cleaning job. Mattresses, carpets, underlay and sometimes flooring can all be affected, and in our experience the safest approach is to remove the whole carpet rather than attempting to clean around a stain, because fluids often spread further than is visible on the surface. Our guide to what happens first after an unattended death walks through the early stages in more detail, and biohazard house clearance: what is actually involved explains the wider process.

Comparing this with a standard clearance

Not every death at home requires biohazard cleaning. Where someone was found promptly and there is no contamination, a standard house clearance or a bereavement clearance is usually all that is needed, with keepsakes and paperwork set aside in the normal way. Our guide comparing after-death clearance versus standard house clearance explains how to tell the difference and why it matters for pricing and process.

  • Full PPE worn by every team member attending a contaminated property
  • Sanondaf fogging and electrostatic disinfection used as standard on affected rooms
  • Contaminated items quarantined, transported and incinerated, not landfilled
  • Documents and keepsakes set aside where it is safe to do so, even if the family cannot attend
