Not every death requires a specialist clearance — but some absolutely do. How to tell which service a property needs, and what changes when decontamination is involved.
Families often ask for a standard house clearance when the property actually needs an after-death specialist, and occasionally the reverse. The distinction matters because it determines the PPE, the waste route, the insurance position and the cost.
When a standard clearance is enough
Where a death occurred in hospital or a care setting, or was expected and attended at home with no contamination, the property simply needs an ordinary bereavement clearance: contents sorted, important documents and keepsakes retained, unwanted items recycled or lawfully disposed of, followed by a clean.
When you need an after-death specialist
- The death was unattended or discovered after a period of time
- There is visible staining to flooring, mattresses or upholstery
- There is persistent odour, insect activity or fluid ingress into subfloor
- The death involved trauma, suicide or a crime scene release
- Clinical or nursing waste has accumulated in the property
What changes operationally
Attendance is unmarked and discreet. Teams work in appropriate PPE. Affected contents are removed as hazardous waste rather than household waste. Subfloor and structural absorption is assessed rather than assumed. Decontamination follows removal, and documentation is issued at the end.
Sensitivity is part of the service
Neighbours notice vans. Families notice tone. Our teams attend without branding where requested, keep loading discreet, and do not discuss the property with anyone other than the named contact. With 17+ years of this work behind us, we know that professionalism and compassion are the same job.
