Biohazardous Clearances
Biohazardous House Clearance & Trauma Decontamination
A biohazardous clearance is not a normal clearance carried out in gloves. It is a controlled process with a containment plan, a lawful waste route and a paper trail — and very few clearance companies in Wolverhampton and the West Midlands are licensed to deliver it.
What Counts As Biohazardous
The materials that change how a clearance must be run
- Blood and bodily fluids following trauma, injury or an unattended death
- Human or animal faeces, urine containers and severe sanitary contamination
- Discarded sharps, needles and drug paraphernalia
- Soiled mattresses, carpets, upholstery and bedding
- Infectious disease environments and clinical waste left in a home
- Persistent Organic Pollutant (POPs) upholstered items banned from landfill
- Fridges, freezers and gas containers requiring specialist disposal
- Rodent and insect infestation with associated contamination
Assessment and containment
Before anything moves, the affected zone is identified and separated from the clean areas of the property. Teams attend in the appropriate grade of PPE with disinfection systems on the vehicle, and route protection is laid so contamination is not tracked through hallways and stairs. Where safe to do so, we set aside important documents, keys, mobile phones, photo albums, medals and other requested items for the family or executor.
Removal and lawful disposal
Contaminated items are double-bagged or wrapped, labelled and segregated at source. Depending on classification, waste travels to heat treatment or incineration rather than general landfill. Transfer documentation is issued for the property file — essential for landlords, insurers, housing associations and legal firms. We do not provide valuation, auction or resale services.
Decontamination after clearance
Removing contents removes the visible problem; airborne and surface pathogens remain. Through Shropshire Expert Cleaners LTD and Sanondaf Shropshire, treatment uses hospital-grade dry fogging and electrostatic disinfection that kills up to 99.9999% of pathogens, is safe for electronics and soft furnishings, and reaches surfaces a cloth never touches. Where damp and spores are present we also provide mould remediation.
Why the licence matters
Biohazard work is the point at which a standard clearance company usually declines the job, or re-quotes at several times the price part-way through, because the legal waste chain was never in place. With 17+ years of specialist clearance and biohazard work behind us, we hold the licences and the disposal routes before we quote.
Who Calls Us
Trusted with the jobs others turn down
Biohazardous conditions frequently overlap with hoarding and with after-death situations. See our hoarder clearance service and after-death clearances. For single-item work following a trauma event we offer carpet and underlay uplifting and mattress removal — both include Sanondaf fogging and electrostatic spray disinfection as standard, with incineration and consignment notes. You can also read the guide on what a biohazard clearance actually involves.
Who we are — and who we are not

- £5m public liability insurance
- No hidden extras, no cash-only corners cut
