Bereavement & Probate Clearances

Bereavement House Clearance Services in Wolverhampton & the West Midlands

Clearing a loved one's home is rarely about furniture. We work to your timescale, protect what matters, and provide the documentation executors and solicitors need — quietly, and without pressure.

For Families & Executors

A clearance built around the people, not the volume

Bereavement clearances are the most common work we carry out. With 17+ years of specialist clearance experience, we have helped hundreds of families, executors and solicitors through the process. Families are usually facing a deadline set by a solicitor, a landlord or a care home, at exactly the point when they have the least capacity to deal with it. Our job is to remove that pressure and leave nothing to chance.

Nothing leaves without your say

Before a single item moves, we take a keep list. As standard we set aside the things families almost always need: legal papers, utility bills, mobile phones, photo albums, V5 documents, keys, military medals and any other items you ask us to look for. Jewellery, letters and sentimental items are bagged, boxed and labelled room by room, ready for the executor to collect. We also search systematically for paperwork that families often cannot find: share certificates, premium bonds, pension correspondence, insurance policies, title deeds, handwritten wills and letters of wishes.

Probate and estate records

Chattels form part of the estate for inheritance tax purposes, so we routinely pause clearances until contents have been listed, photographed or valued by the appropriate professional. Executors carry personal responsibility for how estate assets are handled — we supply waste transfer notes, records of disposals, and before/after photography for the executor's file. We do not provide formal valuation, auction or resale services.

Rehoming usable items

We do not guarantee charity donation on any clearance. Usable furniture, clothing, kitchenware and bedding may be rehomed through our parent company's community network where appropriate, but this is discretionary and never affects your quote or paperwork. During 2025 the Shropshire Expert Cleaners LTD group rehomed around £15,000 worth of items and in-date food, helping feed 300 families — much of it recovered from bereavement clearances. On one occasion we furnished a three-bedroom home that had just two mattresses upstairs and a single chair downstairs for a gentleman with dementia: we delivered wardrobes, a bedframe, tables and chairs, cutlery, plates and toiletries, and paid for and plumbed in a second-hand washing machine so the mother no longer had to wash clothes in the bath. Items from a clearance often begin a new chapter with a family who could never have afforded to buy them.

When more than a clearance is needed

Where there has been long-term illness, incontinence, hospital equipment or an unattended death, the property needs specialist treatment as well as clearance. See our after-death clearance service and biohazardous clearances, or the group's after-death and trauma cleaning page.

Selling the property afterwards

Once cleared and cleaned, most estates list with a local agent. Where beneficiaries need certainty, speed, or the property is in poor condition, we can refer you to No Chain Properties, a trusted property-buying contact. They can provide a cash offer within 24 hours and complete in as little as seven days, with no chain and no agency fees. You can contact them direct or ask us to pass your details on; once the introduction is made we step back and leave you to work together. We do not buy property ourselves.

Who we are — and who we are not

Accountable clearances, not cheap undocumented jobs

We know some enquiries are looking for a low-cost, cash-in-hand clearance with no paperwork. That is not us. We are a licensed, insured, DBS-checked clearance division of Shropshire Expert Cleaners LTD, and every job comes with a written quote, waste transfer documentation and a proper legal service chain.

With 17+ years in specialist clearance and decontamination work, we are used by solicitors, councils, landlords and families — including many living overseas — who need a company they can trust to act properly in a property they may never see.

  • Written quotation before work starts
  • Licensed waste carrier paperwork
  • Waste transfer notes and consignment docs
  • DBS-checked, uniformed teams
  • £5m public liability insurance
  • No hidden extras, no cash-only corners cut
