Do not open windows and start cleaning
Well-meaning family members and letting agents often ventilate, hoover and scrub. Dry brushing and vacuuming aerosolise biological material; ordinary domestic vacuums then vent it back into the room. Bodily fluids also travel further than the visible stain — under carpet, into underlay, along joints and beneath skirting.

Carpets and mattresses
We recommend removing the whole carpet rather than cutting out the visible stain: a few inches on the surface can hide several feet of invisible spread on the underside. Flooring beneath is checked for fluid penetration, and bedframes are inspected even when only the mattress is being removed.
Disposal and paperwork
Contaminated items are wrapped, labelled, transported and heat treated or incinerated rather than landfilled, with duty of care and consignment notes issued for the property file — the record coroners' officers, landlords, insurers and solicitors expect to see.
