As a guide, a straightforward clearance-only job on a small house in the Shrewsbury area was recently quoted at a fixed £400 for one day, while a house needing full biohazard clearance after an undiscovered death was £2,700 over roughly five days. We take a 25% deposit to secure dates and the balance within 24 hours of completion, so estates and executors always know the exact cost in advance.
What is a bereavement house clearance?
A bereavement clearance is the sensitive clearing of a home after someone has died. It is usually arranged by family members or the executor and involves sorting personal belongings, retaining important documents and keepsakes, removing furniture and appliances, recycling or lawfully disposing of unwanted items, and leaving the property clean, empty and ready for probate, sale or reletting.
What do you keep or set aside during a bereavement clearance?
As standard we keep the items families almost always need: legal papers, utility bills, mobile phones, photo albums, V5 documents, keys, military medals and any other items you ask us to look for. Most families sweep through the property first and take what they want; if the circumstances mean you cannot do that, we set these things aside for you while still clearing efficiently.
Do I need probate before clearing a house?
You do not always need probate to begin a clearance, but you should have the legal authority to deal with the estate. We often work with executors who have grant of probate, or with family members who have been given permission by the executor. If you are unsure, we can liaise with your solicitor.
How do you decide what to keep or dispose of?
We work to your instructions. Before the clearance we agree categories such as family keepsakes, important documents, recycling and disposal. We can photograph uncertain items and send them to you for a decision, so nothing important is lost. We do not provide formal valuation, auction or resale services.
Can you clear the property while the family is still grieving?
Yes, and we take care to do so at a pace that suits you. You do not need to be present. Many families ask us to collect keys and carry out the work, keeping them updated by phone or email. Our teams are trained to be respectful, patient and discreet.
Do you donate items to charity?
Charitable donation is not a guaranteed part of our clearance service. Usable items are set aside for the family where requested, and any rehoming is arranged at our discretion through our parent company's community network. In 2025 the group rehomed around £15,000 of items and in-date food, but we do not commit to donation on any individual clearance.
How do you handle sentimental items?
Sentimental items such as photographs, letters, jewellery and keepsakes are set aside and clearly labelled for the family. We flag anything that looks important and never dispose of items that could hold personal value unless you explicitly tell us to do so.

What happens to valuable items found during clearance?
Valuable or potentially valuable items are set aside, photographed and reported to you or the executor. We do not provide formal valuation, auction or resale services. Nothing of value is disposed of without your written consent.
Do you offer a complete house clearance and clean service?
Yes. We can clear the property and then carry out a full deep clean, including carpets, kitchens, bathrooms, windows and odour treatment. This is delivered by the Shropshire Expert Cleaners LTD teams and is often booked together so the property is ready for estate agents or new tenants in one visit.
Do you arrange qualified professionals to make the property safe?
Yes. If the property may stand empty for some time, we can arrange Gas Safe registered engineers to disconnect and cap gas appliances and provide certification, plus electrical safety checks where needed. This is especially helpful for executors and families living abroad who cannot visit regularly.
Will you report damage or maintenance issues found during the clearance?
Yes. We report any damage or issues that might affect the estate or the property, such as leaks, damp, faulty wiring or missing roof tiles. You then have time to arrange a qualified contractor while we are still on site, rather than discovering problems after the clearance is complete.
