What is included in a standard house clearance?
A standard house clearance includes the removal of furniture, appliances, personal effects, bric-a-brac, loft contents, garage items, garden waste and outbuildings. We sort everything for retention, recycling or responsible disposal, and leave the property empty, swept through and ready for its next use.
What do you keep or set aside during a clearance?
As standard we keep the items families almost always need: legal papers, utility bills, mobile phones, photo albums, V5 documents, keys, military medals and any other items you ask us to look for. Most families sweep through the property first and take what they want; if the circumstances mean you cannot do that, we set these things aside for you while still clearing efficiently.
How much does a house clearance cost in Wolverhampton and the West Midlands?
Cost depends on the volume of contents, access, parking, the amount of recyclable material and whether hazardous items such as mattresses, fridges or POPs-classified upholstery are present. We provide a fixed written quote within 24 hours of a free assessment, with no hidden charges.
How long does a standard house clearance take?
A typical three-bedroom family home takes one to two working days from arrival to final sweep. Larger properties, heavy hoarding or outbuildings can extend this. We confirm a realistic timescale in your written quote.
Do I need to be present during the clearance?
No. Many clients hand us keys, provide instructions by phone or email, and we carry out the work while they are at work or living elsewhere. We photograph the property before and after, and keep you updated throughout the day.
What happens to items of value?
Items of apparent value are set aside, photographed and reported to you or the executor. We do not provide formal valuation, auction or resale services. Nothing of value is disposed of without your written consent.
What happens to unwanted items?
Unwanted items are recycled where possible; only genuine residual waste goes to licensed disposal facilities. Where appropriate, usable goods may be rehomed through our parent company's community network, but this is discretionary and never guaranteed on any individual clearance.
Do you clear lofts, garages and gardens?
Yes. We clear all rooms, lofts, cellars, garages, sheds and gardens as part of a full house clearance. These areas are included in the quote unless you ask us to exclude them.
Do you provide waste transfer documentation?
Yes. We are licensed waste carriers and issue a waste transfer note for every clearance. This gives you a legal record that waste has been disposed of responsibly and is useful for landlords, solicitors and estate administration.
Can you clean the property after the clearance?
Yes. We offer an optional deep clean including carpets, kitchens, bathrooms, windows and odour treatment. This is delivered by the Shropshire Expert Cleaners LTD specialist cleaning teams and can be booked as part of the same project.
Do you work weekends and out of hours?
Yes. We operate seven days a week and can start early or finish late to suit access arrangements, probate deadlines, tenancy changeovers and property sales.
Do you arrange qualified professionals for gas and electrical work?
Yes. Where a property may stand empty, we arrange Gas Safe registered engineers to disconnect and cap gas cookers and supply appropriate certification. We can also coordinate electrical isolation and safety checks so the property is left safe and legally documented.
Will you tell me if you find damage or other problems during the clearance?
Absolutely. We report any damage or issues we come across that might affect you or the property, such as water damage, faulty electrics or structural concerns. This gives you time to find a qualified contractor or explore options while we are still working, rather than a surprise after we have finished.
